Our Data Sources

Every GetPropScore risk assessment combines live official UK government data with proprietary modelling where noted. We do not use estate agent estimates, third-party aggregators or paid data feeds.

HM Land Registry

Price paid data, transaction history and market pipeline for every postcode in England and Wales.

Environment Agency

Official flood zone classifications — Zone 1, 2 and 3 — updated continuously for every UK property address.

UK Police API

Street-level crime data and 12-month trend direction across all 43 police force areas in England and Wales.

School quality (modelled)

Modelled school-quality estimate from area and transport signals. Live Ofsted inspection data integration is in progress — verify at reports.ofsted.gov.uk.

GetPropScore model (regional benchmarks)

Transport percentiles, amenity density, vacancy rates, and yield benchmarks are modelled from TfL/National Rail and regional profiles. Live ONS integration is planned.
